Non-adherence to the residential private open space to building footprint coverage regulations in Lagos state: a research-evidenced need for introspection

Abstract Residential private open spaces are instrumental to the creation of pleasant residential environments, contributing individual character, identity, and appearance area. Therefore, problem inadequate percentage prevents urban environment from attaining city sustainability. This is rooted in non-adherence building regulation standards especially cities Nigeria. In metropolitan Lagos, a study three selected medium density estates reveals for space footprint coverage ratios estates. The research method used this methodological triangulation employing both quantitative qualitative methods. sampling based on multistage cluster sampling, data collection tools were high resolution satellite imagery, survey (through administration questionnaires). results reveal that estates, typical spatial pattern imagery classification ground truth have indicate 70% lot while 30% reserved as opposed specification by Lagos state which specifies 60% should be 40% space. conclusion, it imperative there an introspection possible review face 21 st century realities population demands.
